A Wonderful Place to Call Home!
Kensington is an established (all homesites have been built out) neighborhood located just east of World Golf Village and adjacent to Palencia. At less than 300 homes, it’s the perfect sized community to be able to get to know your neighbors. Homes typically range in the $300’s to $400’s in a variety of styles and sizes. All utilities are underground, with full cable and internet options available and the streets are curbed with gutters. One attraction for many here, are the larger than average homesites which is a nice departure from the cookie-cutter subdivisions in Florida. Many people have also chosen to live in Kensington because of its location! A fifteen minute drive takes you to the beach or historic areas of St. Augustine, and the Southside area of Jacksonville can be reached in about twenty minutes. If you commute to Jacksonville, the ramp to 9B/I-295 is only a few minutes away too, helping to minimize your commute time. Now that is convenient! Another nice feature of living here is that in the neighboring community of Palencia you will find several restaurants and coming in 2018 is a brand new Publix! A Perfect Blend of Activities for All Ages
The amenity center features a huge pool area (including a splash area for younger children) with lounge chairs (some featuring new sun screens added in 2017). It also features tennis courts, basketball court, volleyball area, soccer field and a covered pavilion with picnic tables and two separate playgrounds for the kids. It really is the perfect mix of things for Kensington residents! While Kensington does have an attractive landscaped entrance, it’s not a gated community so there’s no hassle of having to deal with gate openers. Once inside Kensington you will find several paths for walking and enjoying the beautiful outdoor elements, offering something to do year round.
Many communities in Northeast Florida were developed using bond funding which creates a CDD (Community Development District), which is a form of special tax district. PLEASE NOTE THAT KENSINGTON DOES NOT HAVE A CDD! This means that your cost of ownership (over and above any mortgage debt you acquire) is limited to your annual property taxes (which varies based on the value of your home) and the Homeowner’s Association (HOA) fee which is $700 annually.

In 2016 while showing available homes for sale in Kensington, we discovered how nice and peaceful it was and started looking for ourselves! The hardest part was narrowing down our selection because all of the available homes were very nice. In our case, we were not looking for a gated community but did want some basic amenities such as the community pool. We think we found the perfect home for our current needs, and would love to have you join our family as a neighbor too!
